WINTER RATES

Winter rates are active October 9, 2016 to May 18, 2017, excluding holidays and holiday weekends.

Winter rates require a 2-night-stay minimum, up to 6 guests maximum.
A 7th guest will cost an additional $10 nightly.

Winter rates are $185 nightly, taxed at 10.55% for Estes Park’s vacation rental tax, plus an additional $100 cleaning fee.

Monday through Thursday nights are only $175 for 3-6 people, or $165 nightly for 2 people.

SHOULDER SEASON RATES

Spring shoulder rates are active May 19, 2017 to May 31, 2017.
Fall shoulder rates are active August 21, 2017, to Oct 8, 2017. 

Shoulder rates during any season require a 3-night stay minimum, up to 6 guests maximum.  A 7th guests costs an additional $10 nightly.

PEAK SEASON RATES

Peak season rates are active June 1st, 2017 to August 20, 2017. 

Peak season stays require a 4-night minimum at $265 nightly, plus Estes Park’s 10.55% vacation rental tax and a $100 cleaning fee.  We allow up to 6 guests maximum–but a 7th guest costs an additional $10 nightly.

2 night stays are possible during the summer season ONLY if if 2 days are available in between bookings.

TENANCY AGREEMENT

RESERVATION:
For reservations, availability or questions please call  970-586-6597.

MINIMUM NIGHT STAY:
Please refer to our RATES page.

PAYMENT:
The Total amount needs to be paid upon arrival  .To reserve the property payment may be made in cashiers check or Credit card
(Visa,  Mastercard, or Discover taken) or if there is enough time for processing a personal check from an instate bank (Colorado )
is acceptable Deposit  for 50% of total stay is taken at time of booking  to reserve the space.

PAYMENT TYPE:
Credit cards are accepted (VISA-MasterCard-Discover).  Please notice that “Elements of Touch “, will appear on your credit card
statement.  If you pay by check, please make your check payable to: Estes River Retreat.

CHECK-IN/CHECK-OUT:
The check-in time is 3:00pm.  Sooner if there are no previous bookings  The check-out time is 11:00 am. One hour later is
permitted if there are no immediate bookings . You may also wish to pay an additional $20 for extended check out at 2 PM.
Tenants agree to such time periods so the property may be cleaned for the next guest.

SECURITY/CLEANING FEE DEPOSIT:
Your Credit Card will be swiped upon arrival to pay for the remainder of your stay  and it is  understood from both parties that any
damages to the property will be charged to your credit card. A written letter/ email  will notify you of the damages with a
replacement and inventory list. Should something break during your stay please notify us before you leave.

FINAL CLEANING:
At the end of the rental term the tenant shall leave the premises clean and in good condition. Final cleaning payment is 100$ for
any duration of stay in the high season $75 in the low season

OTHER:
There will be no daily housekeeping.  Fresh linens and towels are provided.  Refer to our AMENITIES page for more information.

CANCELLATION:
If you cancel your confirmed reservation and the unit is not re-rented for the cancelled period of 45 days  you will forfeit your
advance rent payment.  If you had to reserve and pay in full  the 50% down will be forfeited and the rest returned to you.

If the unit is re-rented for all dates previously booked by you, all money prepaid will be 100% refunded.  However, there will be a
$50.00 processing fee .

UTILITIES:
All “normal” utilities are included.

PETS:
There shall be no pets allowed on the premises unless they are working dogs   However, within a 2 minute walk there is a Animal
Hospital where pet boarding is available.  They are very reliable and can be reached at 970-586-4703.  Refer to our
AMENITIES
page for more information.
However during  the
off season some well behaved pets are allowed with special permission $7.00 daily.

NO SMOKING POLICY:
No smoking is allowed inside the house whatsoever.   A $50 fine will be placed if there is evidence of smoking.

GUESTS/PARTIES/NOISE:
The Tenant must supervise Guest(s) while on the premises.  Tenant and their guests agree not to violate the quiet enjoyment of
the surrounding neighbors and to respect their privacy and property.  Tenant is aware that a small private massage clinic is
located on property grounds and will be in operation during normal business hours 9-5 Mon -Fri.  Tenant agrees to obey all laws
and ordinances.  Maximum occupancy of 6 must not be exceeded.

RIVER FRONT LIABILITY:
All occupants understand the possible danger a river posses and possibly very high water levels in the spring.  Owners are in no
way responsible for any incident or accident resulting from any interactions with the river.  It is HIGHLY advised to keep young
children ( under 15 years old) away from the rivers edge and always supervised.

TENANT RESPONSIBILITIES:
All occupants are required to handle the home and contents with due care, and to perform “Normal” household duties that
include: cleaning of dishes, garbage removal, recycling, notification to owner of any damages or problems with the property,
locking of all windows and doors when leaving the house.

OFF HOURS ARRIVAL:
We have a lock box outside the front door.  With your confirmation letter you will receive the security code.

BREACH OF AGREEMENT:
Failure to comply with any of the foregoing clauses will subject you to immediate removal and forfeiture of all rental payments.

CONFIRMATION POLICY/AGREEMENT FORM:
We typically e-mail you your reservations with all the information you will need including your security code to enter the property.
If you rather we sent it snail mail we will send out a rather extensive packet with a “Welcome To Estes Park Retreat” booklet, map
and rental agreement..  If you do not receive this packet in a timely manner, please contact us immediately.

Estes River Retreat

Estes River Retreat was designed and built in 2000, it is beautifully furnished with an open, spacious 1,800 square foot floor plan, created with vaulted ceilings, sky lights, large custom river view windows, and concrete in-floor heat. The vacation home is completely separate from the spa yet under one roof.

LIVING ROOM

Vaulted ceilings featuring large arched windows that offer privacy and a lovely cross breeze filled with brisk mountain air. Two over stuffed “comfy” couches share the space with a cozy gas log fireplace and the deck for breathtaking Big Thompson River view Long’s Peak and Flattop Mountain.

Walls adorned with original artwork done by local artists. Some of the beautiful art pieces are for sale and can be personalized for you. Or simply enjoy them during your visit. Skylights flood the room with natural light.

29′ TV – DVD – VCR with cable (movie channels provided summer only – stereo with our relaxation CD collection for your enjoyment.

<  GALLEY KITCHEN – Full River View

While doing the dishes and enjoying your river view  you can imagine you are in a tree house nestled in the trees with lots of little birdhouses placed high up on the limbs. You can view their nests and the large variety of beautiful birds singing and flying about.  You’ll fight over who does the dishes!

Fully equipped – Full size refrigerator – Coffee maker & espresso and coffee).  Our local brew provided.  Ultra quite dishwasher – dishwasher soap provided  – stove/oven – pots & pans – mixing bowls – measuring cups – baking pans – dinnerware – glasses – blender, mini food processor.

BEDROOM #1 – River View

Firm, queen size mattress with new plush bedding, antique dresser , hand carved sculpture, original local art and a large window overlooking  the river makes for a great nights sleep.  Extra pillows, cervical pillows, extra blankets and Walk-in closet.

Colorado’s blue skies filter through the trees, birdhouses perched up high, beautiful melodic chimes hang nearby and the warm light of the western sky fills this room.  We know how important a good night sleep is, while on vacation.

Master Bed  – River View

Be king of the forest in our KING SIZE,  ASPEN LOG, 4-POSTER BED. Sleep soundly in our Beauty rest bed, fluffy down alternative bedding and extra pillows. TV/Cable, and vaulted ceilings.

Extra large walk in closets allow you to store away all your belongings and move in. The morning light hits this room first with a golden glow enveloped in rich bedding and warm colors you are ready to start another fun filled day in the mountains.

BEDROOM #3 – Full River View

Firm Queen size mattress with thick flannel mountain style  bedding. Beautiful antique cabinet and dresser for all your belongings . The room is light and bright. You  wake up in a room filled with sunshine and elk roaming outside your door. Extra pillows – cervical pillows – extra blankets. Private quite setting with sliding glass door to escape to your own patio right on the river.

BATHROOM

Take a long soak in the knowing wisdom of deep still water with therapeutic salts and Aromatherapy oils that we provide  ( bubbles also included ) and revitalize.

Our deep soaking tub has been a healing tradition in Japan for thousands of years.  Clean crisp uncluttered decor, soft lighting and beautiful tile make it more then a bathroom but your Zen Bath.Book a package with us and  thick  thirsty bath robes are provided during your stay , or slip downstairs after your bath  for a relaxing massage in your robe, life doesn’t get much easier then this.

Although our home only has 1 bathroom we offer mirrors in every room, 2 blow dryers and privacy glass on the shower – lots of towels are provided so you can relax and unwind

DINING ROOM Seats 6 - River View Small and intimate seating for six, on a Danish design maple dining room set with a hanging modern chandelier and skylight. Small and intimate seating for six, on a Danish design maple dining room set with a hanging modern chandelier and skylight. Breakfast, lunch and dinner are all served with plenty of sunlight. Enhance your appetite before dinner and enjoy our handmade 1940’s craftsman style liquor cabinet. Bottle openers, wine and martini glasses provided- Would you like yours shaken or stirred? Just bring the olive.

SITTING ROOM

Bottom Floor – At the entrance of Bedroom #3 This quaint sitting room, located on the main floor  With a charming love seat to curl up on and read your favorite book, select one of our books, or watch your favorite TV show! Bedroom #3, and the sitting room are on the main level of the home, separate from the rest of the house and offer more privacy.  This designer couch opens up to a queen size bed with foam topper   Head out to your private patio and enjoy the morning sun, listen to the river and watch for wildlife. Slowly ease into your day and when you are ready for company, head upstairs to join your family and friends.- TV (cable) -DVD

DECK/PATIO Over look the river and enjoy a BBQ dinner on your private, river frontage, river view deck, seated on our quaint wrought iron table and chairs. Stay longer and listen to the serene sounds of the Big Thompson River flowing by 40 feet from where you sit. View the sunset over Long's Peak through the trees while a variety of beautiful birds serenade and an elk strolls to the river for a drink. Gas BBQ Grill - gas & cooking tools provided - outdoor furniture.

DECK/PATIO
